Considering that EA never bothered to update Stadio Olympico after they covered up the running track around the pitch I would not hold my breath with Sociedad stadium.

I didn't mind that because that cover up isn't a permanent thing. It isn't always covered up in real life, sometimes the running track is visible.
After yesterday’s La Liga2 play off, where Almeria lost to Girona, it means there is unlikely to be any new Spanish stadiums in FIFA 23. We’re still hopeful for Cadiz, Osasuna and Elche in FIFA 22 however.
In Germany, we know in FIFA 22 we are likely to get Arminia Bielefeld and Freiburg. In FIFA 23, we should get Bochum and Greuther Furth (Furth’s Stadium should keep the designers busy for the next year😂)
In England we now know we are getting Brentford in FIFA 22.
Elsewhere the rumours persist about Ligue 1 treatment, Porto, Benfica and PSV Eindhoven stadiums. Zenit St Petersburg could potentially be an outsider too if EA manage to get the license back from PES, something I imagine they may want to do if EA want to have the champions league final Stadium in the game.
More certainly we should have Boca Juniors and a new MLS stadium too. I did also read that Tigres and San Lorenzo May have their stadiums in FIFA 22 too.

There are no other rumours so far, you mentioned all of them. I've been watching the Championship, 2. Bundesliga en La Liga 2 stands the entire year and been hoping for teams like Almeria, Gijon and Ponferradina. Last year Elche won the play offs unexpected while it was already a huge miracle they were in the play offs (Fuenlabrada should have been there), but this year no luck in Spain.
PES already has scenes of players inside the tunnel before the match since about PES 2010/2011, and they've also had groundskeepers doing the pitch up at half time since about the same period of time.
They also had stuff like Player Of The Year cutscenes since about 2012/2013 in League Mode and Master League. Bare in mind, this was all on the PS3 and Xbox 360 (as well as 2010-2013 PCs of course), so EA could've easily introduced something similar, if not better, especially in the PS4/Xbox One era.
PES also had cutscenes of the coaches chatting and making decisions either at the training ground or their office since at leas 2019 in Master League (I took a break from PES for a while, so it might've been introduced beforehand). This is something that FIFA still doesn't have.
Also, when someone scores, they sometimes show defenders celebrating at the back since at least 2020 (again, I took a break so this might've been introduced earlier). EA waited until the PS5 and Xbox X to introduce something similar.
They also had the manager discussing the players' contracts and wages at least the same amount of time FIFA had it, if not longer.
EA could do so many things with FIFA, but they're just not bothered. Look at the menus, for example; FIFA 21 has the same menu as 14. Not only that, but we used to have the matchday live feature as well, which showed the current table and the results of your favourite team. So they're actually taking features away.
